North Lincolnshire Property Finders Fees

Retainer Fee - This is £349, it is to be paid in advance and is in no part refundable once the agreement and contract commences. This fee provides for our searching process for a four month period and covers the cost of all details sent to you together with any opinions provided by us as to the location price etc of such properties, taking into regard your requirements. This fee also covers the costs of our detailed viewing report (either by ourselves alone or when accompanying you our customer(s)) on two properties chosen by you after referring to details previously sent.

Additional Viewing Fee- This is £99 per property and is to be paid at the time you ask us to arrange a detailed viewing and report of further properties where we view by ourselves alone or when accompanying you our customers(s). There is no charge if we are to arrange an appointment for you to view without our accompaniment.

Negotiating Fee – This is £99 per property. This is our charge for negotiating the purchase of a property on your behalf. It is to be paid at the time you ask us to negotiate and is payable whether or not such negotiations are successful. We will aim to secure the property for you at the best price and for the best terms achievable. We have bought many properties for well below the asking price!

Three Monthly Additional Retainer Fee – This is £99 and covers our searching process for a further three months, should you have not found your property during the initial four month period. This fee is payable at the commencement of the three month period and does not cover the cost of our viewing fees, which would need to be paid in addition as detailed above.

Success Fee 0.25% of the Purchase Price – This is paid immediately on your purchase of any property introduced to you, in anyway by ourselves. If we have been involved in a viewing (accompanied or otherwise) of a property, which we did not initially introduce to you, then you need not pay us a success fee.

Our menu of charges allows you to be involved in the search process as little or as much as suits your circumstances. It’s charging structure rewards you for being more involved. However should you wish ourselves at North Lincolnshire Property Finders to be extensively involved, the overall cost to you, should still be much lower than that charged by the vast majority of other Property Finders. We believe our “Success Fee” is probably the lowest of any Property Finder!
